Sale Description

Nothing we can say about this quarter section of land, in the heart of the Peace River country, will do it justice.  You will need to put boots on the ground to truly appreciate this amazing piece of earth.  No need for a Sherpa or oxygen to get you to the summit, but when you set foot atop the apex of the quarter you are sure to spend minutes taking deep breaths in awe.

Well-known in the Blueberry Mountain area, the Bird family bought this quarter with its exhilarating three hundred and sixty-degree views to build their dream home on.  However, circumstances changed.  The current owners would rather not be selling if they had their choice, yet, as the saying goes "In the middle of difficulty lies opportunity".  Get your ducks in a row for ‘A Bird’s Eye View’, as opportunity knocks for a new owner on May 4.

The quarter currently has 103 acres under cultivation with 91 acres in Red Clover.  The land is eligible for organic status.  Power and gas are to the property with 220 volts at the former bin site.  Power runs underground from the transformer pole in two directions.  A 30’ x 72’ Quonset frame sits on a 4-foot pony wall with screw pile foundation. It will require a new fabric cover.  The expansive 50’ x 140’ dugout remains filled to the brim, sitting on the upper ridge of the quarter.  Plant rainbow trout in the dugout for fly fishing on those long summer evenings or take the short 5-minute drive over to Moonshine Lake Park to bike or hike for the evening.  Ice fishing can be superb at the Park.

No, we didn't forget.  The crown jewel atop the quarter is the rustic tongue and groove barn style log cabin with inside straight walls.  With the main floor of six hundred and sixty square feet, the cabin is a masterpiece of craft.  Use the cabin as that perfect 'off the grid' weekend retreat or live in the cabin while you build your residence.  Water is via gravity feed from a tank on the second floor with an electric water heater and the compost toilet with external French drains for grey water.  The wood stove stays, and the remaining items are negotiable.  The cabin sits on a concrete foundation with power to it.

A mere 45 nautical miles north-west of Grande Prairie, you may want to consider buying a super-cub taildragger for the short commute.  The perfect east-west runway is already there seeded down to clover.  Albeit the highest point on Blueberry Mountain, saskatoons flourish around the perimeter of ‘A Bird’s Eye View’ and wildlife are drawn to the quarter.  If you decide to invite your urban friends out for the weekend, no worries, as their SUV will enjoy pavement access to the doorstep.  No worries about forgetting the necessities of life; if you forget something you can take the side by side to the nearby Blueberry Mountain Store just a mile away.  It really doesn’t get any better.
